Real Estate Coronavirus Forms
Due to COVID-19, we have updated our safety measures, best practices and guidelines in accordance with the California Association of Realtors. All property visitors must sign a Coronavirus Property Entry Advisory and Declaration – Visitor form (C.A.R. Form PEAD-V) and deliver a copy of that signed form to the listing agent. During the showing, visitors must adhere to the “Posted Rules for Entry” at all times. Sellers shall provide by declaration that to the best of their knowledge, they are not currently afflicted with, and have not knowingly within the last 14 days, been in contact with someone afflicted with COVID-19; they are not experiencing a fever, or signs of respiratory illness such as a cough, shortness of breath or difficulty breathing, or exhibit any other COVID-19 symptoms; and (i) they understand that persons may be afflicted with COVID-19 and not exhibit symptoms, (ii) may not be aware that they are afflicted, or (iii) may not voluntarily agree to disclose their condition. Coronavirus Addendum:
To address this uncertainty in the real estate industry, The California Association of Realtors (CAR) has released a form entitled “Coronavirus Addendum/Amendment” (“CVA”). The CVA essentially allows a Buyer or Seller to postpone or cancel an agreement if they are prevented from closing a transaction because of “unforeseen circumstance related to the COVID-19.”
